AI property management software, in 2026, means three different things: assistants that answer questions and draft messages inside a full platform, agents that take actions such as answering tenant calls, and narrow tools that categorize transactions or write listings. This page lists each vendor's AI features with the plan and price where they appear.
AI powered property management software: who offers what
| Vendor | AI feature and plan | What the vendor says it does | Price |
|---|---|---|---|
| DoorLoop | One: AI Assistant | Answers questions, processes invoices, creates reports; Receptionist Agent on Connect; Maintenance Ops and Lease Renewal Agents on Multiply | $199 / $299 / $399 minimums billed yearly; $239 / $359 / $479 monthly |
| Buildium | Essential: AI Assistant | AI-enhanced communications and analytics on Growth; full AI and automations suite on Premium; Lumina AI listed | from $65/mo |
| AppFolio | Core: Realm-X Assistant & Messages | Realm-X Flows on Plus | $1.49 / $3.20 per unit, minimums apply |
| Baselane | Smart: AI categorizing | Auto-tags each transaction; auto-matches uploaded receipts | $20/mo yearly |
| Landlord Studio | Pro: AI-assisted bookkeeping | Not on the free Go plan | $15/mo |
| TenantCloud | Cloudia | AI-written listing descriptions; rework and tone options | In the plan table; not on Starter or Growth (Pro $50/mo billed yearly) |
| TurboTenant | Free AI lease audit | Checks a lease for legal compliance | $0 |
Features and prices as listed November 2, 2026. AppFolio's prices carry a minimum spend and, for Core, a 50-unit minimum. Features change often; confirm on the vendor's page.
What AI costs at 5, 20 and 100 units
| Plan (AI feature) | 5 units | 20 units | 100 units |
|---|---|---|---|
| Landlord Studio Pro (AI bookkeeping) | $17.40 | $35.40 | $131.40 |
| Baselane Smart (AI categorizing) | $20 | $20 | $20 |
| Buildium Essential (AI Assistant), from | $65 | $65 | $65 |
| DoorLoop One (AI Assistant) | $199 | $199 | $250 |
| DoorLoop Connect (Receptionist Agent) | $299 | $299 | $400 |
| DoorLoop Multiply (all agents) | $399 | $399 | $500 |
Computed from published prices only, before payment processing or add-on fees. Buildium shows only starting prices, so its figure is the same at every size. AppFolio Core starts at 50 units with a minimum spend that is not published.
The spread is the point: AI that tidies your books costs $15 to $20 a month, while agents that talk to tenants and run jobs start at $299. Under about 75 units, DoorLoop's minimums decide the price, not the per-unit rate, whichever way you are billed.
Yearly cost of AI at 1, 5, 10 and 20 units
| Plan (AI feature) | 1 unit | 5 units | 10 units | 20 units |
|---|---|---|---|---|
| Landlord Studio Pro (AI bookkeeping) | $180 | $208.80 | $280.80 | $424.80 |
| Baselane Smart, yearly plan | $240 | $240 | $240 | $240 |
| Buildium Essential, from | $780 | $780 | $780 | $780 |
| DoorLoop One, billed yearly | $2,388 | $2,388 | $2,388 | $2,388 |
| DoorLoop One, billed monthly | $2,868 | $2,868 | $2,868 | $2,868 |
| DoorLoop Connect, billed yearly | $3,588 | $3,588 | $3,588 | $3,588 |
| DoorLoop Connect, billed monthly | $4,308 | $4,308 | $4,308 | $4,308 |
| DoorLoop Multiply, billed yearly | $4,788 | $4,788 | $4,788 | $4,788 |
| DoorLoop Multiply, billed monthly | $5,748 | $5,748 | $5,748 | $5,748 |
Computed from each pricing page, read November 2, 2026. DoorLoop billed yearly: $2.50, $4.00 and $5.00 a unit with $199, $299 and $399 monthly minimums; billed monthly: $3.00, $4.80 and $6.00 a unit with $239, $359 and $479 minimums. Landlord Studio Pro is $15 a month for 3 units plus $1.20 per extra unit.
For a 5-unit landlord, the cheapest AI on this list costs $208.80 a year and the most complete agent tier $5,748 a year on monthly billing. Monthly billing on DoorLoop adds about 20% to each minimum: $480 a year more on One.
AI agents that act for you
DoorLoop is the clearest example of agent pricing. Its middle tier adds "the Receptionist Agent, which answers tenant texts, calls, and portal messages 24/7 using your leases, ledger, and policies" (DoorLoop); its top tier adds an agent that "runs maintenance from work order to bill" and one that "carries renewals from first outreach to signature." DoorLoop says you "Set the rules for what AI handles and what reaches you," with "Every action logged in plain language, attributed to the agent."
The catch for small landlords is the minimum. At 20 units, the per-unit prices ($2.50, $4.00 and $5.00) come to less than each tier's minimum, so you pay $199, $299 or $399 a month. The minimum stops binding at about 79.6, 74.8 and 79.8 units.
Computed from DoorLoop's pricing page, yearly billing: monthly cost = the greater of units x per-unit price and the tier minimum; break-even units = minimum / per-unit price. Billed monthly, the break-evens are about 79.7, 74.8 and 79.8 units. Above 100 units One drops to $1.50 a unit on yearly billing.
How an AI receptionist handles a tenant call
- A tenant calls or texts the business line, or writes in the portal.
- The agent answers "using your leases, ledger, and policies", for example a balance question or a repair report.
- You decide what reaches you; DoorLoop says you "Set the rules for what AI handles and what reaches you".
- Calls are recorded, transcribed and summarized, and each agent action is logged in plain language.
- On Multiply, other agents can take the job further, "with your approval wherever you want it" (DoorLoop).
DoorLoop lists a Rent Collection Agent and a Prospect Agent as "Coming Soon" (DoorLoop); they are not available yet.
Other details DoorLoop publishes: calls on its business line "are recorded, transcribed, and summarized so you can review them later"; "One pool of credits covers announcements, texts, and AI messages," so heavy AI messaging draws on the same allowance as your texts; and "New AI agents will be added to DoorLoop Multiply as they become available." Its base AI Assistant handles "writing listings, summarizing information, and turning inspections into reports" (DoorLoop). Annual billing costs less than monthly on all three plans (DoorLoop).
Property management AI software inside the big platforms
Buildium lists AI on every plan: "Basic Communications & Buildium’s AI Assistant" on Essential, "AI-enhanced Communications and Business Analytics" on Growth, and a "Full AI and Automations suite" on Premium (Buildium). AppFolio includes "Realm-X Assistant & Messages" in Core and adds Realm-X Flows in Plus (AppFolio). Both are built for property management businesses; see AppFolio vs Buildium for fit and minimums.
AI features by plan
| Vendor | Entry plan | Middle plan | Top plan |
|---|---|---|---|
| Buildium | Essential: AI Assistant | Growth: AI-enhanced communications and analytics | Premium: full AI and automations suite |
| DoorLoop | One: AI Assistant | Connect: Receptionist Agent | Multiply: Maintenance Ops and Lease Renewal Agents |
| AppFolio | Core: Realm-X Assistant and Messages | Plus: Realm-X Flows | Max: no further Realm-X items listed |
| Landlord Studio | Go: none | Pro: AI-assisted bookkeeping | Pro Plus: same, with 20 bank feeds |
| Baselane | Core: none listed | Smart: AI auto-tagging and receipt matching | Not applicable |
| TenantCloud | Starter, Growth: AI listing description not included | Pro and Business: AI listing description | Not applicable |
From each pricing page, read November 2, 2026: Buildium (plans), DoorLoop (plans), AppFolio (Plus, Max), Landlord Studio (plan table), Baselane (Smart), TenantCloud (plan table).
Reading the table: among full platforms, Buildium (from $65 a month) and DoorLoop (One, $199 minimum on yearly billing) put an AI assistant on their entry plan, while AppFolio requires 50 units before any of it. Landlord Studio and Baselane keep AI off their free plans and add it on the first paid plan, at $15 and $20 a month. TenantCloud and Buildium reserve their stronger AI features for higher tiers, so check which plan you would actually need.
Buildium's pricing page also lists Lumina AI items, including "Write with Lumina" and an "AI Bill Scan," with Lumina AI Workforce at "account specific pricing" (Buildium).
AI for bookkeeping and listings
For a landlord with a few units, the AI that pays off fastest is often in the books. Baselane says its AI "automatically categorizes transactions based on transaction data" and "auto-matches them to the right transactions" (Baselane); Landlord Studio lists AI-assisted bookkeeping on Pro but not on its free plan (Landlord Studio). TenantCloud's assistant, Cloudia, writes listing descriptions. Even tax software has it: TurboTax lists "AI-powered Intuit Assist" in Premium (TurboTax); see tax software for rental property.
AI in accounting and maintenance
Outside the chat assistants, much of the AI landlords meet is quiet automation in the books and in repairs. Landlord Studio Pro lists "Automated Bank Feeds & Smart Expenses categorization" (Landlord Studio); Stessa lists "Smart receipt scanning" (Stessa); Baselane's Smart trial covers "tagging transactions, matching receipts, and transferring funds." On the maintenance side, Hemlane's Essential plan, at $20 a unit plus a $28 platform fee, lists "Automatic diagnosis and troubleshooting of repairs" alongside a human repair coordinator. See property maintenance software for the rest of that comparison.
Try before you pay
- TenantCloud: a "14-day free trial"; its Cloudia assistant can also rework an existing listing and "Tailor the tone to match your style" (TenantCloud).
- Baselane Smart: a "30-day trial" of AI auto-tagging, which categorizes "every transaction the moment it comes in" (Baselane).
- Landlord Studio: the free Go plan has no AI bookkeeping; Pro ($15 a month) adds it with 5 bank feed accounts (Landlord Studio).
- TurboTenant: the AI lease audit is free to run.
A sensible AI setup by portfolio size
1 to 10 units
- AI bookkeeping (Baselane Smart or Landlord Studio Pro) so Schedule E is ready in spring.
- An AI listing writer if you re-rent often.
- Answer tenants yourself; at this size an agent's minimum costs more than the time it saves.
50 units and up
- A platform with a built-in assistant (Buildium, AppFolio, DoorLoop One).
- Consider an agent tier once tenant calls and work orders take more of your day than the minimum costs.
- Confirm you can export your data: DoorLoop says "you can export it at any time."
Where AI shows up in a landlord's week
| Task | AI the vendors list | Source |
|---|---|---|
| Listing a vacancy | TenantCloud writes and reworks listing descriptions; DoorLoop's AI Assistant writes listings | TenantCloud; DoorLoop |
| Tenant questions | DoorLoop's Receptionist Agent answers texts, calls and portal messages; Buildium Growth lists AI-enhanced communications; AppFolio Core has Realm-X Messages | DoorLoop; Buildium |
| Repairs | DoorLoop's Maintenance Ops Agent takes a job from work order to bill; Hemlane lists automatic diagnosis and troubleshooting | DoorLoop; Hemlane |
| Inspections | DoorLoop's AI Assistant turns inspections into reports; it also lists AI Inspections | DoorLoop |
| Bills and bank feeds | Buildium lists AI Bill Scan; Baselane Smart lists AI auto-tagging; Landlord Studio Pro lists AI-assisted bookkeeping | Buildium; Baselane |
| Renewals | DoorLoop's Lease Renewal Agent carries renewals to signature | DoorLoop |
| Lease review | TurboTenant's free AI lease audit | TurboTenant |
Not everything automated is AI. Buildium also lists rule-based automations such as "Resident Payment Reminders Automated Tenant Screening Returned Payment Automation" (Buildium), and Hemlane's top plan has a person, not a bot: "All tenant communications done by your property management assistant" (Hemlane). Ask which one you are paying for.
AI bookkeeping in practice
Baselane's Smart plan shows what AI bookkeeping covers in a month. It lists "Auto-tag transactions to properties and 120+ categories," "Advanced tagging rules based on recipient, amount, or account," "Auto-receipt matching and storage" and "Auto-transfers for low balances," plus balance sheet reports and cost segregation (Baselane). In use: rent arrives and is tagged to the right property, you photograph a receipt and it attaches to the matching card charge, and by January the Schedule E report is already sorted.
Landlord Studio sets limits by plan: Pro has "25 rules" for automated bank rules and 25 recurring expenses, while Pro Plus has 250 rules and unlimited recurring expenses (Landlord Studio). With a handful of properties, Pro's limits are rarely the constraint.
At 50 units: AppFolio against DoorLoop
| Plan (AI feature) | Monthly at 50 units |
|---|---|
| AppFolio Core (Realm-X Assistant) | $74.50 |
| AppFolio Plus (Realm-X Flows) | $160 |
| DoorLoop One, yearly | $199 |
| DoorLoop Connect, yearly | $299 |
| DoorLoop Multiply, yearly | $399 |
Computed: AppFolio's published starting price per unit x 50 (AppFolio), before its minimum spend, which AppFolio quotes on request; DoorLoop's yearly-billing price, where each tier's minimum still applies at 50 units.
At 50 units, AppFolio Core's per-unit price comes to less than DoorLoop One's minimum, but AppFolio adds a minimum spend that is only given in a quote. Ask for it in writing before comparing.
Monthly or yearly billing?
DoorLoop shows yearly prices by default. Paying month to month raises each minimum: over a year, that is $480 more on One, $720 more on Connect and $960 more on Multiply. Monthly billing makes sense while you test whether the agents earn their cost; once you know, yearly billing is the cheaper way to keep them.
Computed from DoorLoop's pricing page: 12 x (monthly-billing minimum minus yearly-billing minimum), for portfolios below the break-even unit counts above.
Before you switch on an AI agent
- Write down the policies it will apply: late fees, entry notice, who pays for which repairs. An agent that answers "using your leases, ledger, and policies" is only as good as those documents.
- Decide what needs your approval. DoorLoop lets you set each agent's level of supervision; start strict.
- Test it yourself: text and call the business line as a tenant would.
- Read the log weekly. DoorLoop records every action in plain language and summarizes calls.
- Keep legal notices, screening decisions and anything your state requires in writing under your own control.
Check data protection too. DoorLoop states that it "uses 256-bit encryption, two-factor authentication and SSO, backs up every five minutes and is PCI compliant" (DoorLoop); ask any vendor for the same before connecting your bank accounts and tenant records.
Who should not pick each AI option
- DoorLoop Connect or Multiply: not for portfolios that will pay the $299 or $399 monthly minimum (yearly billing) for a handful of units; at 20 units you pay the same as at 1.
- AppFolio: not for anyone below its 50-unit minimum on Core.
- Buildium Premium: the full AI suite sits on the plan starting at $420 a month; small owners who want AI only for messages can start on Essential.
- Baselane Smart: skip it if you already categorize transactions in another app; Core is free and still produces Schedule E reports.
- TenantCloud for AI alone: the listing writer is not on Starter or Growth, so you pay for a higher plan to get it.
What AI should not do for a landlord
- Serve legal notices. Federal e-signature law does not cover notices of "eviction" under a residential rental agreement (15 U.S.C. 7003); deliver them as your state requires.
- Decide applicants on its own. Screening decisions carry fair housing and FCRA duties; see our tenant background check guide.
- Write the lease unchecked. An AI audit is a second look, not legal advice. Start from a state-specific lease agreement template.
Questions to ask an AI vendor
- Which plan includes the AI feature, and is there a monthly minimum?
- Can the AI act on its own, or does every action wait for my approval?
- Is there a log of what it said to tenants and what it did?
- What data does it use: my leases and ledger only, or more?
- Can I turn it off for legal notices and screening decisions?

Frequently asked questions
What is the best AI property management software?
It depends on size. Small landlords get the most from AI bookkeeping (Baselane, Landlord Studio) and free tools like TurboTenant's AI lease audit; DoorLoop's AI agents start at a $299 monthly minimum billed yearly ($359 monthly), and AppFolio's Realm-X comes with a 50-unit minimum on Core.
How can AI be used in property management?
Vendors list AI that answers tenant messages and calls, routes maintenance from work order to bill, carries lease renewals, categorizes transactions, matches receipts, writes listings and audits leases.
Is AI going to take over property management?
Vendors that sell agents still describe human control: DoorLoop lets owners set rules and supervision levels and logs every agent action. Legal notices and screening decisions remain the landlord's responsibility.
How much does AI property management software cost?
From $0 for TurboTenant's AI lease audit, $15 a month for Landlord Studio Pro and $20 a month for Baselane Smart, to DoorLoop agent tiers with $299 and $399 monthly minimums on yearly billing ($359 and $479 billed monthly).
Can AI answer tenant calls for a landlord?
DoorLoop sells a Receptionist Agent on its Connect plan that answers tenant texts, calls and portal messages 24/7 using your leases, ledger and policies, and passes on what your rules do not cover.
What are the top software options for landlords with AI features?
From vendor pages: DoorLoop, Buildium and AppFolio build AI into full platforms; Baselane and Landlord Studio add AI to bookkeeping; TenantCloud and TurboTenant offer single AI tools.
