Landlords searching for Quicken rental property software are usually looking for the old Quicken Rental Property Manager. Today the rental tools live in Quicken Classic Business & Personal, desktop software whose help pages call the feature "Rental Property Manager" and the Rental Property tab (Quicken help). This review covers what that product does for a landlord, what it costs, the Windows-only catch, and when a landlord app is the better fit. For bookkeeping tools side by side, see rental property accounting software.
Which Quicken product has the rental property manager?
Quicken Classic Business & Personal. Quicken describes it as "secure desktop software with your data stored locally" (Quicken), and its help center says "The Rental Property feature in Quicken Classic for Windows helps landlords track the financial details of rental ownership in one place." (Quicken help). On the Mac product page, the line "Manage tenants, payments, expenses, lease terms, rates, deposits, and more*" carries the footnote "* Windows only" (Quicken Mac page). Mac users can "Track and categorize rental income as well as expenses by property" and generate Schedule E reports (Quicken Mac page), but not the tenant and lease tools.
Quicken's cloud-based app (Quicken), Quicken Business & Personal, lists "Rental property income & expense tracking" at $4.99 a month billed annually (Quicken), without the tenant list and Rent Center. The rental feature "is not available in Canada" (Quicken help).
What Quicken rental property software does
- Rent Center: "A dashboard showing rent due, rent received, and tenant payment status" (Quicken help).
- Tenants and leases: a tenant list with lease terms and rent amounts, plus lease and deposit fields (Quicken help), on Windows.
- Reminders and invoices: "Send customized reminders and generate applicable fees. You can even include PayPal links automatically." (Quicken).
- Reports: Profit and Loss by Property, Schedule E and Rent Roll; Quicken says reports upload to TurboTax (Quicken).
- Mileage: a vehicle mileage tracker for trips to your rentals (Quicken help).
Quicken says the product lets you "Track income and expenses by property, seamlessly organize your tenant documents, and simplify your tax reporting" (Quicken). That is the bookkeeping side of being a landlord, done well, alongside your personal accounts.
What it costs
| Product | Price shown | Per year |
|---|---|---|
| Classic Business & Personal (desktop) | $10.99 a month, billed annually | $131.88 |
| Same, at the crossed-out price shown | $12.49 a month | $149.88 |
| Quicken Business & Personal (cloud) | $4.99 a month, billed annually | $59.88 |
Quicken's pages show $10.99 next to a crossed-out $12.49 with "40% off" and "Billed annually" (Quicken). Yearly totals are those monthly figures x 12.
What Quicken does not do for landlords
Quicken's rental pages describe tracking, not leasing: none of them describe listings, applications, tenant screening, e-signed leases or tenants paying rent through a portal. Rent is recorded and reminded; collecting it online means using PayPal links on invoices or a separate app. Many landlords pair Quicken books with a free leasing tool such as Avail or Zillow Rental Manager.
Quicken pros and cons
Strengths

- Tenant and lease tools are Windows only.
- No screening, applications or tenant portal.
- Desktop software; data lives on your computer.
- Not available in Canada.
Who should pick Quicken for rentals
- Pick it if you already use Quicken on Windows, own a few rentals and want the books in the same place as your personal money.
- Pick something else on a Mac if you need tenant tracking, or if you want tenants to pay online; see Stessa or Baselane for free bookkeeping with rent collection.
- Add a leasing app for listings and screening.
