Baselane is a banking and bookkeeping platform for landlords, run by Skylight Financial Services Inc. (Baselane). It "is not an FDIC-insured bank"; banking services are provided by Thread Bank, Member FDIC (Baselane). This Baselane review explains what that means for your rent money, what Core and Smart include, the fees, and what Baselane does not do. Plan prices at 1, 5 and 10 units are on Baselane pricing.
What Baselane Core includes for $0
Core covers unlimited checking and savings accounts, debit cards with spend controls (Baselane), "Property-level income and expense tracking," an accountant tax package with Schedule E reports, and "Automated rent, reminders, and late fees" (Baselane). Banking itself has no opening, maintenance or minimum balance fee. Wires out cost $15, waived when your Baselane balances total $50,000 or more, a mailed check is $2 and checkbooks are $15 (Baselane). It syncs with QuickBooks and Xero (Baselane).
Is Baselane Smart worth $20 a month?
Smart is $20 a month on an annual plan, or $240 a year, with a 30-day trial (Baselane). Its clearest benefit is speed: "Get your rent deposited in 2 business days instead of 5." (Baselane). The rest is automation: tagging rules, receipt matching, balance sheets, cost segregation, shared access and VIP priority support (Baselane). If you reconcile by hand once a month and three extra days for rent do not matter, Core is enough.
Baselane banking fees in full
| Banking item | Fee |
|---|---|
| Account opening, monthly maintenance, minimum balance, inactivity | $0 |
| ATM deposits and withdrawals; returned or overdraft payments | $0 |
| Sending by ACH | $0 |
| Same-day ACH | 1%, max $15 |
| Outgoing wire | $15, waived with $50,000+ in balances |
| Mailed check | $2 |
| Checkbook (four 20-check books) | $15 |
| Receiving a wire, mobile check deposit | $0 |
From the fee table on Baselane's pricing page, read November 2, 2026.
For a landlord, the useful line is the first one: you can open a separate account for each property, or for security deposits and repairs, without a monthly fee or minimum. That separation is what makes the bookkeeping clean, because every transaction is already tied to a property before you tag it.
Baselane fees for tenants: the ACH figure does not match
Baselane's fee table lists the tenant ACH fee as "$2 - $5," waived for Baselane deposits, with cards at 3.49%, rent reporting at $5 a month and screening from $24.99 (Baselane fee table). Its FAQ on the same page says "Rent paid via ACH incurs a $2 fee. Landlords can cover this fee or pass it on to the tenant." (Baselane FAQ). Ask which applies to your account before you set tenants' expectations.
| If you cover a $2 ACH fee | Per year |
|---|---|
| 1 unit | $24 |
| 5 units | $120 |
| 10 units | $240 |
Computed from the FAQ's $2 figure x 12 monthly payments per unit. The fee table says the ACH fee is waived for Baselane deposits, so landlords who bank with Baselane may pay nothing; at 10 units, $2 a payment equals the $240 yearly cost of Smart.
Is Baselane legit and safe?
Yes, with the usual fintech caveat. Baselane says it serves 50,000+ real estate investors, discloses that it is not a bank, and names Thread Bank as the FDIC member holding deposits, with pass-through coverage subject to conditions. Customer support runs Monday to Friday 9am to 7pm ET and weekends 9am to 5pm ET; phone support is weekdays 9am to 6pm ET (Baselane).
What Baselane costs a year at 1, 5, 10 and 20 units
| Portfolio | Core | ACH fees if you cover $2 per payment | Smart (annual plan) | Smart plus covered ACH fees |
|---|---|---|---|---|
| 1 unit | $0 | $24 | $240 | $264 |
| 5 units | $0 | $120 | $240 | $360 |
| 10 units | $0 | $240 | $240 | $480 |
| 20 units | $0 | $480 | $240 | $720 |
Computed from Baselane's published prices: Smart $20 a month on an annual plan; ACH $2 per rent payment from its FAQ, 12 payments per unit. The fee table says ACH is waived for Baselane deposits, and Baselane does not say whether Smart's price changes with unit count.
The software itself is free or flat; the variable cost is the rent payment fee. Either keep rent landing in Baselane accounts, where the fee table says the ACH fee is waived, or let tenants pay it. Covering it yourself on 20 units costs $480 a year, twice the price of Smart.
What tenants pay on Baselane
Tenants who pay by card pay a 3.49% convenience charge: on $1,500 rent that is $52.35 a month, or $628.20 a year. Optional extras are priced per tenant: rent reporting at $5 a month ($60 a year) and split rent payments through Livble from $30 a month (fee table; Livble). Bank payments are the cheap route for everyone, and free when rent lands in a Baselane account.
Card figures computed from the 3.49% fee and a $1,500 example rent, 12 payments a year.
Core or Smart, feature by feature
| Core | Smart | |
|---|---|---|
| Rent deposits | 5 business days | 2 business days |
| Transaction tagging | By property; AI auto-tag assistant is Smart only | AI auto-tagging, with rules by vendor, amount or account |
| Receipts | Upload and store | Auto-matched to transactions |
| Reports | Cash flow, rent roll, tenant ledger, Schedule E | Adds balance sheets and cost segregation |
| Team access | Account owner | Shared access with roles |
| Support | Standard | VIP priority |
| Price | $0 | $240 a year on an annual plan |
From Baselane's pricing page and FAQ, read November 2, 2026.
At 1 to 5 units, Core's manual tagging takes minutes a month and the 5-day deposit rarely matters. Smart starts to pay off when you have enough transactions that automatic tagging and receipt matching save real time, or when a partner or bookkeeper needs their own login.
Is Baselane worth it for one rental?
Yes, if you want that rental's money kept apart from your own. With one unit, Core costs $0, and even if you cover the $2 bank fee yourself it is $24 a year. You get a dedicated account, automated rent reminders and a Schedule E at tax time, which is most of what a one-property owner needs from software. Smart is hard to justify at that size: $240 a year to save three days on a single rent payment.
Signing up and starting Smart
Baselane's help center says "Signing up for Baselane takes less than a minute." To add Smart later, open the menu under your name and choose "Manage Smart subscription". The 30-day Smart trial asks for payment details up front: "At the end of your trial, the payment method provided will be automatically charged. We’ll send you a reminder 7 days before the end of your trial." You can cancel at any time from the same menu (Baselane help center).
Baselane against other bookkeeping tools
| Tool | Per year at any unit count | Schedule E report |
|---|---|---|
| Baselane Core | $0 | Yes (Core) |
| Baselane Smart | $240 | Yes |
| Stessa Essentials | $0 | Basic package only |
| Stessa Manage, yearly | $144 | Yes |
| Stessa Pro, yearly | $336 | Yes, plus CapEx |
| Quicken Classic Business & Personal | $131.88 | Yes |
Prices from each company's pricing page, read November 2, 2026; Quicken is $10.99 a month billed annually x 12. All of these price flat, not per unit. Baselane and Stessa hold deposits through Thread Bank; Quicken is desktop software.
For a landlord who wants the Schedule E report without paying, Baselane Core is the only option in this table that includes it at $0. Stessa needs Manage ($144 a year) for the same report, and Quicken is $131.88 a year but adds personal-finance tools. Baselane's trade-off is that it is a banking product: you move rent into its accounts to get the most from it.
Setting up Baselane for a few rentals
- Open one account per property, plus one for security deposits if your state requires them to be held separately.
- Connect any outside cards and accounts so the ledger shows every rental expense.
- Turn on automated rent invoices and late fees, and decide whether you or the tenant covers the ACH fee.
- Use the property-level tags all year, then export the Schedule E report and tax package for your preparer.
- Decide after a month whether 2-day deposits and auto-tagging are worth $20 a month.
Questions to ask before you move rent to Baselane
- Will my tenants pay the ACH fee, or will rent land in a Baselane account where the fee is waived?
- Does my accountant need the Schedule E report or the full transaction export?
- Do I need rent in 2 days (Smart) or is 5 days fine?
- Who else needs access to the books?
- Have I set a reminder before the Smart trial charges my card?
