TenantCloud is landlord software that charges by plan and limits the number of active leases, not units: every plan has unlimited properties and units, but Starter allows 10 leases, Growth 30 and Pro 60 (TenantCloud). It says it is "Trusted by 100,000+ landlords" (TenantCloud). These TenantCloud reviews of the published plans cover fit, the fees tenants pay, a pricing inconsistency to watch and better options by size. For the full cost breakdown see TenantCloud pricing.
What is TenantCloud?
A cloud property management system with separate "Landlord, Tenant, Service Pro & Owner Mobile Apps" (TenantCloud). Starter covers online rent payments, maintenance, listings and applications; Growth adds enhanced reporting, move-in and move-out inspections and a property message board (TenantCloud). Pro adds "Tax Reports," "Bank Reconciliation" and a "Separate Owner Portal" (TenantCloud). Every plan has a 14-day trial (TenantCloud).
TenantCloud plans compared by lease
| Plan | Per year (annual billing) | Lease limit | Cost per lease slot a year | Tenant ACH fee |
|---|---|---|---|---|
| Starter | $180 | 10 | $18.00 | $1.95 |
| Growth | $350 | 30 | $11.67 | $1.75 |
| Pro | $600 | 60 | $10.00 | $1.50 |
From TenantCloud's pricing page, read November 2, 2026; prices exclude taxes (TenantCloud). Cost per lease slot is the yearly price divided by the lease limit. Business starts at $100 a month with custom limits.
The Starter monthly price does not match
TenantCloud's pricing page shows Starter at "$18.00 /m" on monthly billing in one plan block and "Monthly $25 /mo" in another (TenantCloud). Over a year that is $216 or $300, against $180 on annual billing (TenantCloud). Annual billing is the cheaper choice either way; if you want monthly, check the price at checkout.
What tenants and applicants pay
Tenant screening is listed as "Free *paid by applicant" on every plan (TenantCloud); the pricing page does not print the applicant's price. Bank (ACH) rent payments carry a fee paid by the tenant: $1.95 on Starter, $1.75 on Growth and $1.50 on Pro (TenantCloud). For one tenant paying monthly by bank, that is $23.40 a year on Starter and $18.00 on Pro.
TenantCloud or RentRedi by number of leases
| Active leases | TenantCloud, cheapest plan that fits (annual) | RentRedi, annual plan |
|---|---|---|
| 5 | Starter, $180 | $144 |
| 10 | Starter, $180 | $144 |
| 11 | Growth, $350 | $144 |
| 30 | Growth, $350 | $144 |
| 31 | Pro, $600 | $144 |
TenantCloud: the lowest yearly plan whose lease limit covers the count (10, 30 or 60). RentRedi: $12 a month billed yearly for unlimited units, from RentRedi's pricing page. Both read November 2, 2026.
Because TenantCloud's limits are by lease, the step from 10 to 11 leases nearly doubles the price, from $180 to $350 a year. A landlord who expects to grow past 10 leases within the year should price both options before committing to an annual plan.
Is TenantCloud safe and legit?
Yes. It publishes plans, limits and tenant fees, offers a 14-day trial on every plan, and lists "Two-factor Authentication (2FA)" and data encryption in its plan comparison (TenantCloud). The one thing to verify is the Starter monthly price shown two ways.
TenantCloud pros and cons
Strengths
- Unlimited properties and units on every plan.
- Starter at $180 a year covers listings, applications and rent.
- Separate apps for tenants, service pros and owners.
- 14-day trial with no plan restriction.
Gaps
- Lease caps: 10, 30 and 60.
- Starter monthly price shown as $18 and $25.
- Tenants pay $1.50 to $1.95 per bank payment.
- Bank reconciliation and tax reports only on Pro.
Plan around leases, not doors: a duplex with a separate lease per side uses two of Starter's ten slots, and a room-by-room rental can use several per house. Count your active leases at their busiest point in the year before you choose a plan.
Monthly or annual billing on TenantCloud
| Plan | Paid monthly, per year | Paid annually | Saving |
|---|---|---|---|
| Growth | $420 | $350 | $70 |
| Pro | $720 | $600 | $120 |
Monthly prices $35 and $60 x 12, against the annual prices, from TenantCloud's pricing page (TenantCloud). Starter is left out because its monthly price is shown two ways.
Who should pick TenantCloud, and who should not
- Pick Starter for up to 10 leases if you want an all-in-one tool for $180 a year.
- Consider RentRedi above 10 leases: $144 a year with no lease or unit cap.
- Consider Stessa or Baselane if bank reconciliation and tax reports matter and you do not want to pay for Pro.
