Zillow Rental Manager Tenant Screening Review

Zillow Rental Manager tenant screening is free for landlords: the renter pays a $40 application fee, which includes an Experian credit report and a CIC background check, and can reuse it for participating rentals for 30 days. It is a convenient first filter, but you cannot choose the package and some reports cannot be completed.

Zillow Rental Manager is Zillow's free landlord tool: list a rental, take applications with screening reports, sign a lease and collect rent. This review focuses on Zillow Rental Manager tenant screening, the part landlords ask about most, and then on the rest of the toolkit. For a price comparison across screening services, see tenant screening services compared.

Verdict for a small landlord: Zillow tenant screening is convenient and costs you nothing, because the renter pays $40 once and can reuse the application for 30 days. The catch is control: you get the reports Zillow bundles (Experian credit, CIC background), not a package you choose, and Zillow says some reports cannot be completed. Good for a quick, low-cost first pass on a single-family rental; pair it with your own reference and income checks.

From Zillow's tenant screening page, read November 2, 2026.

Zillow says "Renters pay a $40 application fee, which includes tenant screening reports, and allows them to apply to your listing and an unlimited number of participating rentals for 30 days." (Zillow). For you, "The application and tenant screening reports are free for landlords." (Zillow).

What the Zillow screening report includes

"Zillow Applications include a credit report from Experian and a background check from CIC." (Zillow). On the credit side you see the applicant's score, open credit lines, employment history and residence history; the background check shows whether they have "been evicted or have a criminal history" (Zillow). Zillow also warns that "In some cases, one or both screening reports cannot be completed." (Zillow), so read the report for gaps before you decide.

Is Zillow tenant screening good enough?

For many small landlords, yes as a first filter. It covers the three things that predict trouble: credit, evictions and criminal history. What it does not do is let you choose the bureau, add an income-verification package of your choosing, or re-run a report on your own schedule. Because the renter applies once for many listings, you also cannot be sure the report reflects this week. Two practical steps close most of the gap: call the current and previous landlord, and ask for recent pay stubs.

Check the fee against your state's law, too. A flat $40 is above New York's $20 limit on screening charges, and Massachusetts and Vermont do not allow application fees at all; see rental application fee laws by state. If you deny someone because of a Zillow report, the adverse action steps on our tenant background check page still apply to you.

From Zillow's Rental Manager, tenant screening and online rent pages, read November 2, 2026. Paid listing upgrades and lease fees, if any, are not listed on these pages.

Rent collection is free for you and free for tenants who pay by bank (Zillow). Cards cost the tenant more: on $1,500 rent, 2.95% is $44.25 a month or $531.00 a year, and a debit card payment is $9.95 each time, $119.40 a year. Money "can take up to 5 business days to be deposited" (Zillow); Zillow's Fast Payments option can bring that down to "as little as two business days" (Zillow).

Leases and the rest of the toolkit

Zillow lets you "Upload your own lease for signing" (Zillow), so bring a lease that fits your state; ours is at lease agreement template. Zillow presents Rental Manager as listings, applications, leases and payments; for books and Schedule E reports, pair it with a bookkeeping tool such as Stessa or Baselane.

Zillow Rental Manager pros and cons

Strengths

  • Listing and screening cost the landlord nothing.
  • One application covers a renter for 30 days of participating rentals.
  • Free bank-transfer rent for both sides.
  • Experian credit plus CIC background in one step.

Gaps

  • You cannot choose the screening bureau or package.
  • Some reports cannot be completed, per Zillow.
  • $40 may exceed what your state allows an applicant to be charged.
  • Debit-card rent costs tenants $9.95 a payment; bookkeeping is not part of the toolkit.

Questions to ask before you rely on Zillow screening

  1. Does my state cap or ban application fees?
  2. Did both the credit and background reports complete for this applicant?
  3. How old is the report, given the 30-day reuse window?
  4. What income proof will I ask for outside Zillow?
